Development

Pugh Management owns and develops real property in New England and Florida.  Pugh typically partners with family offices, ultra-high net worth individuals, and institutional investors to develop, construct, and deliver high quality multifamily, mixed-use, and commercial properties.  Pugh was founded in 2015 with a focus on creating high quality places to live, work, and play.

Oriole Landing

Oriole Landing is a 60 unit multifamily project in Lincoln, MA, that was executed in partnership with Civico Development.  Pugh sourced the property, managed the joint venture with Whitewood Investors, assisted with permitting, construction management, and managed the budget and distributions of capital.  The ground-up development was a public-private partnership with the Town of Lincoln.  The ownership team designated 25% of the units to be affordable.  This property was sold in 2022 to National Development. 

735 Broadway

735 Broadway is a Class-A, 96,000 SF last-mile, urban, distribution center built in partnership with Dov Hertz Property Holdings (DHPH) of New York, in Malden/Melrose, MA.  Pugh sourced the property, then navigated the permitting and approvals it in 2-cities (Malden and Melrose) simultaneously.  Upon the receipt of zoning approvals, Pugh, with the assistance of Newmark, brought in DHPH as a joint venture partner and proceeded with construction.  The project team recently finished construction and the property is now being leased by Newmark.

Holbrook English Square

English Square is a ground-up, mixed-use residential and commercial development project.  Pugh Management is partnering with the Mullins Family Office on the English Square project which consists of more than 220 apartments, 75,000 SF of retail and commercial space.  The project is transit oriented and is walkable to the nearby Randolph MBTA commuter rail station.  The first phase of the project has started construction.

401 Park

John Pugh worked on the redevelopment of the Landmark Center, an existing 1 million SF mixed-use commercial asset, into 401 Park, a reimagined 1.3 million SF property while at Samuels & Associates.  The project, located in Boston, MA, consisted of the creation of 425 apartments, the redevelopment of all ground-floor retail, the integration of a new food hall concept, and the reconfiguration of an existing parking structure.  John was involved with the project for 2 years from concept through building permit.  The project was completed in 2021 and sold to Alexandria Real Estate in 2023.

Harvard University Smith Campus Center

While at Consigli Construction John Pugh worked on the redevelopment of the existing Harvard Campus Center.  The project renovated, reconfigured and modernized the historic building to better suit the needs of today’s Harvard students.  John served as part of the executive team managing the construction activities and owner relationships on this 2.5-year $150 million dollar project.
